On market for how long before your first viewing?

    Been on the market for 4 weeks now and just had my first viewing yesterday. I felt she was positive as she was imagining her furniture in my bedroon and living room.Thats always a good sign! I know it could take maybe a year to sell due to the current market. Im quite happy with the photos and just have to take each day as it comes. Keep your fingers crossed for me peeps x

    Put my house up on 4th July. Went on EA website 2 days later, had first viewing on Friday 8th. Viewing went well and offer went to the estate agents for full price on the Saturday,

    I bought it for 42k in 2002 and have spent 10k doing it up (I fitted the bathroom, kitchen and built the wardrobes etc)

    Estate agent didn't really do much, I think it was a case of the house went up in the right place at the right time for the right money.

    At 105k, Hopefullyif I do the same amount of work I can make a tidy profit on that also.


    Good luck everyone trying to sell,like I said I was VERY lucky, other houses around here have been up ages (next door to me for 2 years).

    I had my flat on the market with the local solicitor/estate agent - so tspc.co.uk in my case plus solicitors own website. Didn't use rightmove etc
    Pictures weren't great - viewers told us the flat looked much better in reality. So if we hadn't been getting the viewers, i wouldn've asked for them to be redone.
    EA was very pleased with amount of viewings - 3 in the first week. We went under offer (scotland) in around 2-3 weeks at the surveyors valuation, and we move in 3.5 weeks.

    Was very lucky that it sold so quickly, our buyer had narrowly missed out on another property not too far away, and was determined to get ours, so offered the full price very quickly.
    On the plus side, all our viewers (we had 6 i think altogether) came back for a second viewing, and seemed like serious buyers. It realy is more important that the the viewers are actually in a position to move forward and proceed to buying the property than having tons of viewers.
