Leaking windows

Options
Hi,

I have water coming in from the corner of my d.g. window in the bedroom.

Can I get help from my insurance with this? The outside window frame definatly needs to be done.

I don't know when the d.g. was put in, we've been here for almost 9years.

Don't want to ask the insurance comp. cos when I asked about our roof and then decided not to get them involved and do it ourselves they put ot on our file :( and it followed us to the new insurance company.

Thanks in advance

You don't give the cause of the leak? Unless the frame has been damaged, it's not covered by your building insurance-it's wear and tear.
Similarly with a roof-a leaking roof due to wear and tear is not covered.
I suggest you read the T&C's of your buildings insurance, as you seem to think that it's some kind of maintenance contract.

Probably not the answer you would like to here from macman. But the person is absolutely correct. The likelihood it is in the category of wear and tear.

Not the end of the world. Do you know where the sinister leakage is coming through? Is it the top corner, bottom corner? Definitely, not coming through the roof? Are your walls damp?

If it is a simple job of just sealing the windows, you will be surprised that it won't cost that much. Pick up the local telephone book and start ringing. Ask for a free estimate.

It is hard to give you are rough idea without know the cause of the problem.

Would wear and tear show on the window frames? on the inside they are good condition and cannot see a gap, the outside frame looks ok to my inexperienced eyes, so I was thinking maybe a small gap between the frame and wall?

The leaks through the bottom end of the window, and a small part of that wall to the floor - about 30cm is damp even though not rained since yesterday.

As to the roof we were told that we could expect some help with the cost as tiles had been dislodged and some fallen down due to bad weather and allowing the rain in. Chose not to follow through because life got in the way, and repaired it ourselves.

The contract is a little confusing to me as so many subs and clauses:o, will try reading it again.

Thank you for your time and help.
