What's the correct etiquette in getting repairs done in a timely manner?
Basically since me and my family moved into this property there has been 1 repair that the landlord has put off and constantly ignored that needs doing since we moved in over 5 months ago! The estate agent we rent through is aware of this and there have been several E-Mails exchanged between us about it but nothing seems to be moving forward.
So my query is do I have to now send a letter instead of E-Mail about the repair and if so how long do the agent/landlord have to fix it from the date the letter is sent? Because I've been led to believe that they have 28 days and if they don't do it then I can arrange for the work to be done and deduct the cost from the rent? I don't know if that's true or not? Probably isn't?

What is the nature of the repair? (because not everything is the LL's responsibility)
If it *is* the LL's responsibility then there is a procedure you can follow to carry out the repair yourself and deduct the cost from the rent; however, it consists of more than sending a single letter and waiting 28 days before going ahead. Full details in this link.
Alternatively, you can ask the Environmental Health Officer at the local council to help. They can force the LL to comply with his statutory repairing obligations.0
