Would the location of this house put you off?

Hi Everyone,
Been looking on rightmove for a few months and nothing has really stood out up to now, but saw a house last night that both me and my boyfriend like the look of.
We like the house itself, its the location that will possibly put us off, we are getting the impression that it will probably be noisy? Going off the road, pub across the street etc.
If you look at street view there is a row of cottages on Green street, then there is the sandwich shop on the end, Green street then turns off onto the side of the sandwich shop and the house is on that side street, number 2, its quite hard to see it on street view but I can just about see it if I zoom in.
Do you think that it would be too noisy being on the side street?
I cant post a link so if I give the postcode it is the first one that comes up, the price is 99.995 its the one with the premium listing.

Make an appointmment to go and see it. Try to make it evening if you can then you will get a feel for night noise (after all day noise is not really an issue)
You will kniw once going inside if it is right for you. Also, if impressions are good, try and approach some people livimg in the street ( you may be better doing this before your appointment) don't go to immediate neighbour's doors as these may be friends of the sellers, go a few doors up and say you are thinming of moving to the area and what is the noise level like with the pub.
I am sure you will get one or two telling you how it is. Also, try and go for a night visit to the pub - have a bit of a night out there, then you can see what the noise level is. Do this before you book your appointment to view.“How people treat you becomes their karma; how you react becomes yours.”0 -
I have looked at the pictures a few times now and I just feel claustrophobic looking at them, especially the outdoor ones. It could be just a trick of the photographs but to be honest if I had that kind of money to spend on a house I would want:
- Not to have the road that close. Even around the side street you will still have traffic noise and sitting outside on a lovely summers evening if we ever get them again, not good. For this I would go to see the area at different times of the day on different days and see what the traffic was like, how heavy, noisy etc.
- I would want a bigger garden. The outdoor space looks small and squashed to me. I like open. And also the other houses look all crammed in close together.
I have looked at the BL4 area and there are some lovely houses for less than what this one is on at, away from the high street, spacious and with big gardens.
I guess in the end it all comes down to how you both feel about it. But yes the street and the size would put me off for this amount of money.
As already said I would go along for a viewing and see what it is really like in person. More often that not you get the 'feel' for a place as soon as you go in and often make up your mind within a short time of entering. Go see it a couple of times even, you have to be sure it is the right one you want before committing yourselves.
Good luck.0 -
Thank you very much for the replies so far, I have been looking at the pictures again and we do like the house itself, the fireplace and the wooden beams etc I do think going to look at it would be the best option, we will be in the area in 2 weeks so will probably try to get a viewing booked in for then if possible.
From looking at the pictures again I would imagine that parking would also be a bit of a nightmare, we are currently in a large detached house but we are looking to downsize so the size of the house and garden wouldnt be a problem in itself.
This is possibly a silly question but is there a website out there where you can search cottages for sale?0 -
Been driving along that road all my life and you know, I'd never even noticed there was a pub there! Its not so rowdy that you get drunks piling out down the road all evening nor so loud that the noise penetrates my car. The pubs down at the end of the road used to have a bad reputation - don't know if that still holds as my going-out-boozing days are long gone - but that makes me wonder about the area in general. If you like the area, do as others have suggested and spend some time wandering around/viewing/soaking up the atmosphere.0

If you must have it then i suggest you let it mature for a while as its only just gone on the market in june 2011.
Dont show your cards too early..!Feudal Britain needs land reform. 70% of the land is "owned" by 1 % of the population and at least 50% is unregistered (inherited by landed gentry). Thats why your slave box costs so much..0 -
I agree with the other posters - impossible to tell whether or not the noise / pub / ceilings will bother you unless you walk round the house and sit in the pub for a while....much enquiry having been made concerning a gentleman, who had quitted a company where Johnson was, and no information being obtained; at last Johnson observed, that 'he did not care to speak ill of any man behind his back, but he believed the gentleman was an attorney'.0

Pub wouldn't bother me - it's not near enough to be an issue for me. I would be more concerned about the sandwich shop/cafe to be honest. What hours is it open? If it's open when the pubs shut / in the evening then it could be an area that people hang out in, which could be noisy/troublesome. As it is already a food shop, what's the likeliood of it being taken over by someone else and becoming a pizza/burger bar/takeaway - even more likely to be open late with people hanging around.
The street itself isn't a road that goes anywhere so other then residents and deliveries there'll be little traffic but yes parking could be a nightmare - often is for streets of terraces like that. You will need to scope it out in an evening visit to the area to see what the parkings like and probably a weekend daytime as well (I live in a terrace and we seem to get an influx of visitors at the weekend that makes parking problematic then but not during the week!)
You seem to be relocating - is there a particular reason you are looking in Farnworth? Could you look further afield but still within the BL area? Although if you are looking for "cottage" type places, parking is generally always going to be the compromise unless your budget can go higher. Doing a search on Bolton on rightmove for 2/3 beds from 90 to 100k brings over 300 results and if you are not fixed on "cottage" you could get a lot more house/garden and drive for that money within the wider Bolton area0 -
I wouldn't want to live that close to the pavement with a pub nearby. If it turns into a bit of a youngsters' pub, there's every chance you'll have people urinating up the front of the house (or, heaven forbid, through the letterbox!), leaving glasses by your door, or having your doorbell rung during the night. If the nearby food shop does turn into a pizza or kebab shop, be prepared for lots of rubbish, noise and groups of people hanging around - not to mention the cars/bikes for any deliveries/collections. I know it's double yellows, but I bet there'll be things stopping still, leaving their engines running.
Personally, the front door opening straight into the lounge would be enough to put me off. Might be different if you had a bit of frontage to the house, but I'd not fancy that straight off the street.

It doesn't look a great area. The pub, cafe & busy road would put me off. Also have you noticed how bad the kitchen is? Cooker right next to the sink and nowhere to plate up the dinner. It isn't even my idea of a cottage. I'm sure there must be better available for the money.0

OK have had time to view streetview...
Its a terrace, not a cottage. Thats just EA speak to talk it up and cunjur up imagery of the cotswolds and roses round the door..
It isnt Stow on the Wold, its farnworth.
The house itself looks ok..bits i dont like, too close to a noisy road.
The food shop could easily be a grotty curry house/takeaway/kebab emporium in a few years time
I dont think its worth 99k . I think its worth closer to 75 but even so,i wouldnt buy it at that price because you would then be in danger of being exposed to buy to let blight.
It would be ok for a single person...obviously no good for children.
Good points..
It could be had for cheaper and it seems to be close to the Moses gate pub,the home for tribute bands and a cheap night out..Feudal Britain needs land reform. 70% of the land is "owned" by 1 % of the population and at least 50% is unregistered (inherited by landed gentry).
