Do You Actually Need Proper Windows/Fire Escape in a Flat?

I kept seeing this come up for sale - then I passed it in the EA's window the other day and nearly went in to ask directly....
.... this is a studio, but check out the windows. They're in the roof. How'd you escape in a fire? What're the regs?
This place has NO views, the only windows are those velux windows in the vaulted ceiling:

Depends on the era I guess. If they were always accomodation above a commercial property, regs wouldn't come into it I don't think. Only for (relatively) recent conversions would the issue have come up.0

I thought there are rules about this? One Velux in each flat needs to be of a certain size, not set back too far from the edge of the roof? Precisely to allow the fire brigade to rescue the peeps inside.No reliance should be placed on the above! Absolutely none, do you hear?0

Well whether you " need" to comply with building regs or not for peace of mind I would always ensure anywhere I was sleeping had adequate escape routes in case of fire, I am that saddo that reads the notice on hotel room doors, been evacuated from 3 hotel fires in the last 20 years !!!0
