Tenant Arrears... Plummeting, Tanking, Crashing even....

http://www.bbc.co.uk/news/business-14136496LSL said tenants' arrears fell from 11.5% of all rents due to 9.3%.
This amounted to £257m across the UK, LSL calculated.
"The improvement has been exaggerated by a change in behaviour from many landlords," Mr Newnes pointed out.
"With rents rising so quickly, many landlords are being less forbearing with tenants showing signs of payment difficulties, and are looking to replace them in expectation of higher rental income.
Landlords starting to evict slow payers, safe in the knowledge there are simply not enough houses to go around and they can replace them with better tenants who'll pay more.

And landlords wonder why they get a bad press.
I really would like to see something done about letting, and protecting tenants a little more. Other countries manage, but it seems to be something we simply will not touch.0 -
Wait a minute Graham, just recently you were gloating about the fact that tenant arrears were rising. And calling the recent rent increases "unsustainable".
No comment then?“The great enemy of the truth is very often not the lie – deliberate, contrived, and dishonest – but the myth, persistent, persuasive, and unrealistic.

LLs increasing rents.
Some tenants struggling with keeping up with the rent.
LLs starting to "get tough" with struggling tenants.
Bad news for prospective homeowners and tenants, I'd say. Bad news for the economy too.30 Year Challenge : To be 30 years older. Equity : Don't know, don't care much. Savings : That's asking for ridicule.0 -

No comment then?
What do you want me to say?
Tenant arrears would still be rising. Landlords have just dumped those tenants, therefore obviously, tenants in arrears figures fall back.
And as a second point...gloating? Bit wide of the mark there.0 -

Well admitting you were wrong would be a start.Tenant arrears would still be rising. Landlords have just dumped those tenants, therefore obviously, tenants in arrears figures fall back.
.
That's what happens when you have more people than there are houses for them. You can churn the worst payers out, and replace them with those able to pay.
This Graham..... All of it.... High prices, high rents, low vacancies, and now falling arrears, are a symptom of only one thing.
A stonking great housing shortage.....
And the only way to change any of those things permanently is to build more houses.“The great enemy of the truth is very often not the lie – deliberate, contrived, and dishonest – but the myth, persistent, persuasive, and unrealistic.

Why was I wrong?
When I reported tenant arrears were rising, they WERE rising.
One month later, you reporting tenant arrears are falling doesn't mean I was wrong a month back. Just means the data has since changed.
Stop being so desperate to be correct all the time. It doesn't work.0 -

That's one way of putting it. Or you could say replacing them with tenants for another short period before they are unable to continue to pay.0 -
I get the impression that as far as Hamish is concerned, there's only one thing worse than there not being enough housing in the UK, that there is enough housing in the UK.30 Year Challenge : To be 30 years older. Equity : Don't know, don't care much. Savings : That's asking for ridicule.0
