Ok so I had two electricians booked in to come check the wiring at different times but they both turned up at the same time!! They said that alot of the sockets and stuff looked relatively new just one of the bedrooms old-style. They umm-ed and ahh-ed and said that as some of the light switches were 'nicotine stained' they could change them for me - looks like they were just finding work for themselves! They said that fusebox needed changing for £500 - told the vendor who has agreed to knock £500 off purchase price.

Well you've done well for yourself. £500 off.

Whether you change the fusebox from a (probobly perfectly safe) old-fashioned (cartridge fuse?) type, to a modern RCD trip-switch type is entirely up to you.

Personally I'd spend the £500 on redecorating that spare bedroom.......

As for the light switches, either get some jiff and give them a good clean, or invest in a good solid DIY manual (best long-term investment a new home owner can make!), read up on electrics, and change the switches yourself. As long as you remember to turn off the power first (!!!!), it just involves undoing 2 screws, disconnecting 3 wires (like a plug?), then connecting up new switch in the identical way.

And you'll feel SOOooo proud of yourself afterwards, and ready to get the book out and tackle that new roof job.
