At the end of the day no one can tell you what to offer, you need to have a final price in mind and stick to that.
Tactics on how to offer are not easy, lot of variables involved, such as how long its been on the market, how serious the vendor is etc.
Also what you need to do when putting an offer forward is be confident with it and don't put it forward half heartedly. Back you offer up with what a good position your in, and that you will endeavour to get your side of conveyancing done etc.
If you are confident with your offer, the agent will take you much more seriously.0 -

Just had my third offer of £102,500 accepted!!!!
