    what's occurred to me here though is that if other houses are selling for easily £30K more than this one because they've been redone - isn't this a bit of an indicator of the costs of the amount of work required? or have I missed something?

    Not deliberately trying to be negative, just wanting the OP to have a look at the bigger picture. A £450 survey fee is a small price to pay for what is one of the most important decisions a person can make.

    Roof spread and it's repair was dealt with in a recent episode of "Help My House is Falling Down" currently available to see on 4OD. It might help to watch it and see what can be done.

    Had roof checked out by a specialist who said that it's fine and the new tiles are actually lighter than the old ones, and cracking in ceilings is just cracks in plaster.
    No rewring needed - electrics not dangerous just some sockets are old.
    Dampness I will deal with once I have taken off all the wallpaper and then get a specialist to come have a look at it and ask them what to do.
    Windows - all the windows but two by the stairs are double glazed. Will change these to double glazed too.
    Drainage - having everything in kitchen ripped out and new stuff put in.
    Water heating - replace boiler when having central heatin put in.

    Written like that it does sound like a lot of work! The essential stuff like central heating and plastering etc I can't be cheap about but am hopin that with clever budgeting everything else won't be too much!!

    central heating need not be expensive, like with anything, get quotes and go with the one that feels right, as in, you trust the person giving the info (not always the cheapest obviously).

    as long as you do everything in the right order, it'll be ok.

    Good luck and I'm glad to hear that the place isn't as scary as it first appeared for you.

    That survey money was well spent, because if you'd not done it, and not now had reassurance, you may have just spent a lot of money on something that'd cost you even more in the long run!
