    It wasn't made part of the tenancy and was not included on the independent inventory. I was going to remove it and they said we will take it. Maybe a gift? What do you think?

  • I contacted London Fire Brigade at the beginning of June as I went on Fire Marshall Training at work and I've been on the waiting list since then waiting for them to come round to assess my flat.

    Irrelevant. IF IT IS PROVIDED BY THE LANDLORD IT HAS TO COMPLY. Excluding it from the inventory, or describing it as a gift, is just methods to try to get round the law.
    Sure, a LL can do this. And sure, if nothing happens there'll be no comeback.

    But as I said, if there's a fire, the LL will end up in prison.

    Same with a Gas Safety Certificate. If there's no carbon monoxide poisoning, and the tenant never complains, the LL will get away with this and save himself the annual £60 inspection fee. But if there's an accident, he'll go to prison!

    Stop trying to take risks with a tenant's life!
