finished IVA and renting

Hi Guys

My iva payments finished in august 2010 and got my completion certificate march 2011. Me and my husband want to rent a house , we have gone through an estate agent and have just submitted our paper work to be checked out.
whats the chances of being allowed to rent in my situation?

    Slim, but not impossible. It all depends on if your agent does a credit check ( likely) and the views he and / or the Landlord hold regarding IVA'ers. The IVA will drop off your credit record 6 years from the date of acceptance ( assuming all defaults were correctly recorded ). So, after that your file will come up clean. However a clean search is almost as bad as a bad search result, as there is no record of GOOD credit either!

    Anyhooo ... as of this moment it is likely that the IVA will show up, so be upfront about it (after all, yes, you hit problems, but you dealt with them responsibily ... more than can be said of the banks). Agent / Landlord might be happy to ignore the past IVA ( especially if either of them has been in one!). Or might want a larger deposit.

    In that case, it would be best if hubby puts himself up as the tenant ( rather than a joint tenancy).

    Have you got anyone who may be willing to act as a guarantor? That might help. Also if you do have problems it may be better going through a private landlord as they don't always credit check.
