Kitchen & Bathroom Ext - What First - HELP!!!!

Hi All,

Apologies if I've posted in the wrong forum. We have recently been granted planning permission for a single storey kitchen and bathroom extension. We had an Architect draw up the plans and submit to the council, he will also do the building regs for us. His fee is 5% of the build cost, application fees to council are extra. Whose build cost is that based on does anyone know????

My question is "Where do I go from here?" I dont know in what order you do things. I dont know how I want the kitchen or bathroom done, who draws those bits? Do I just ask the architect for the measurements and go to shops for their free plan offers??

How on earth do I get quote from builders? What are they quoting for? Is it build materials/labour/fitting of kitchen units/bathsuites etc??? DO they plaster and paint???

I AM CLUELESS!!!!!!

    I would guess that an estimated price is given both for the Building Regulation fees and the architect's fees. It depends on the details of his fee agreement but Building Regulations are usually done in "bands" so once they've set the fee they are likely to stick to it.
    As for everything else, ask the architect cos that's what you're paying him for isn't it?

    the easy way is to get you architect to do it and project manage the whole thing, but expensive, but they do all the hassle. the more you take on the less it will be. also they tend not to be at the forefront of kit and bath design or technology so worth taking outline plans to a specialist studio for input from the start
