Access to Property Before Completion?

    We moved into our new house 6 weeks ago with exchange and completion a week apart. On a visit to my parents just after exchange of contracts, we decided to drive over to show them the outside of the house and very fortunately bumped into the vendors (the house was empty as they'd already moved elsewhere) who asked if we would like a set of keys. We accepted their kind offer and over the next week we did several journeys to our new home bringing stuff we could fit in the car and also started ripping out the kitchen etc. I was very wary about depositing valuable antique stuff there - especially as it is a thatch - but we checked first with our insurance co (having arranged buildings insurance only from exchange) who said that under our contents policy, our belongings were covered whether at our old or our new address.
    Mortgage-free for fourteen years!

    Ah, good point! Had forgotten it was empty. But I didn't mean they should actually try to claim on their insurance, was actually pointing out that they shouldn't! Just wanted them to realise that their stuff wouldn't be insured - so same outcome, I guess!

    Good Chambta, I hope the 'key undertaking' will be agreed/ works out for you. it makes things easier and the seller will want to protect the building up until completion, and you will want to protect your deposit - so it always makes sense to do these things properly (athough I sometimes haven't and been lucky!), and yes you will need insurance from exchange of contracts anyway, so you will all be covered.

    Thanks for you best wishes. With two kids and a house full of boxes (by next Thursday it will be) it'll be incredibly good to be able to start moving things. I'm only moving a mile, if that so if I need to make 20 trips in a transit on Thursday to move all but beds and a few bits then so be it.
