I am hoping to buy a property off torrington avenue. This is close to the junction where torrington avenue meets station avenue/cromwell lane. Any ideas of this area. Thank you in advance.

I use to live in Earlsdon 10 years ago. From what I remember you picked the better part of the city.
My best advice is not to buy in Hill Fields unless you like drugs, prostitutes or stolen goods sold out of a back of a white van.
May be a fair few student houses for Warwick uni where you are looking.:exclamatiScams - Shared Equity, Shared Ownership, Newbuy, Firstbuy and Help to Buy.

We're actually buying a property which is near the other end of Torrington (near the A45), so have a bit of knowledge of the area. I don't have specific knowledge of living in that bit of Torrington Av. but we were certainly considering a couple of properties on Station Av. Cromwell Lane is lovely but just beyond our budget at the moment. I've been living in Tile Hill for the last 7 years as I was finishing my degree, so I'm pretty familiar with the general area. Take the following with a pinch of salt though because this is all my opinion

First the upsides.- Right at the edge of Coventry and are bordering countryside/green belt which is quite pleasant.
- Reasonable distance away from the university and there's not great bus links to uni from that location, so there shouldn't be too many students in the area, although I've never had a problem with them - being an alumni I might be biased though!
- Cheapish property.
- Very close (say 10 minute walk) to Tile Hill station, which has regular London Midland services and is ~6 minutes to Coventry, ~15 minutes to Birmingham International and ~25 minutes to Birmingham New Street. Trains roughly every 20 minutes. Also nice links to London from Coventry on the Virgin Pendelino service - I commute from Canley station twice a week and it's about 1h20m.
Downsides:- That area is reasonably near quite a large council/ex-council estate, and my feeling is that crime is probably going to be a bit higher there. Almost certainly not as bad as you'd get living right in the centre though.
- The train line. Whilst it's convenient, it is the West Coast mainline so you can expect 2-3 pendelinos and 2-3 local London Midland services per hour from 0530 through to just after midnight. We viewed a property on the Bellway development which is right next to the line, and whilst the train noise is fine during the day, there's a reasonable amount of freight at night. So make sure to go park up for an hour or so after about 2000 and check it out.

Yes I would say you have picked a good area. Tile hill has a train station so commutes to coventry, birmingham and london good. Birmingham International only one/two stops.
Leisure Centre is 40pm which is not far
Big tescos close in Cannon Park and good schools.
Im in the next village living with my parents but have friends in tile hill and am property hunting in tile hill and surrounding areas (when I have my 10K)
