    If it was a new install in 2008 then the guy should have known the 17th Edition was out, or imminent. He should have wired to the new regs (very little extra cost)

    The certificate for a rewire should last around 5 (min) years, although you should have your appliances checked more reguarly

    The guy seems as he is 'creating' work, in my opinion

    I think though that if the Council are asking for a cert you have no choice but to give it to them.
    The electrician uses his/her judgement as to when a retest is due based on the condition of the installation. A new one however would be 5 years min (for me).
    As posted before a change of occupancy should also trigger PIR (inspection cert). However, no need for the additional RCD protection as others have said above.

    You also have a duty of care to your tenants !

    If there was to be a problem with their electrics and as a result they got killed, you could if found to be neglegent, be found guilty of corporate manslaughter.

  • We had an extension built to our house c3 years ago and had the house resided at the same time. Unfortunately the contractor failed to supply us with the necessary documents to comply with building regs etc. We would now like to sell our house but not sure if we can without the necessary legal documents. Does anyone have any experience in this field? Any advice would be appreciated.
