    Its not really for us to say you have been scammed. However, lets look at the basics and make your own mind up. We know of one successful court case and we know how the court ruled.

    1 - did you use a mortgage broker? if yes, move to question 2. If no, you have no complaint

    2 - did you use an independent mortgage broker or whole of market adviser? if independent, then move to question 3, if whole of market then you have no complaint

    3 - did the independent disclose their fee and the amount of commission (note commission has appeared on the KFI for some years now)? if they didnt disclose they were getting a commission and how much then move to question 4, if they did disclose it then you have no complaint.

    4 - if you are on here then you have a potential complaint. So, take the amount of your mortgage and multiply by 0.3% (average mainstream mortgage commission). That is the amount you are due back.

    If you have got to point 4 and have say a £100k mortgage then a complaint could raise you £300 if you get the commission refunded. You paid £695 and were given a false promise of £20,000 which is just a random figure pulled out of thin air.

    This is an explanation of advance fee fraud: It is where you are enticed by the promise of some eye watering amount to be paid to you but first you have to pay a smaller amount to them to enable you to get it. Yet in reality, the promised figure never existed or was totally unrealistic the amount possible.

    So, based on that, do you think fraud or genuine?
