Buyer gone AWOL - what would you do?

I accepted an offer on my flat at the end of March. It’s gone really slowly due to his solicitor hanging on to documents and the lease company being slow and getting things wrong, but all that is sorted now, I’ve signed my documents and we should be good to go. Or so I thought…

My buyer has gone missing. It’s been two weeks since I signed my documents, the documents for him to sign went out on the 1st of July and since then nobody has heard anything from him. My solicitors are ringing his daily, the estate agents have left a number of messages, no response. The ringing tone is UK so he’s not on holiday abroad or anything.

We are renting somewhere else and the flat is empty, I get made redundant at the end of next month and my new job is equidistant from both the old flat and new flat so I’m tempted to put it back on the market, move back in and maybe hope to sell in October when my ridiculous mortgage “deal” ends and I’m back on a slightly more reasonable SVR. It’d also mean that I’d save £2k if I sold after October as there wouldn’t be a redemption fee to pay. The problem is that I am rock bottom skint and really can’t afford to pay any more mortgage payments when I’m paying rent as well, and current job is 1hr 45min (and a ton of petrol) from the old flat.

What would you do? Would you call his bluff by putting it back on the market or sit it out?

    I'd put it back on the market straight away. Why did you take it off for so long?

    I would get ur sol/EA to call the 'buyer' and serve notice so to speak. ie....if he hasnt signed before end of week or whenever it is being re-marketed.
    I would them put it straight bk up. Hav you considered renting it out until it is sold if you are totally skint?? Dont know details of mortgage lender etc for doing this but it may be something to look into.

    Agree with G_M. If you've been trying with no luck to contact him then I don't think giving them notice of the intention to re-market will help if the guy has disappeared.

    House back on the market today, if he reappears, the house can come down when he's exchanged. If you can give notice on the rental to end with your job, then you may as well do it. If you haven't moved with this guy by the end of August, it isn't happening.

    I don't think it's about calling anyone's bluff. You have a genuine need to re-market IMO.

    Put it back on the market. Give up your rented flat. Move back into your old one. Get a Mon-Fri lodgings (4 nights) close to work and commute Monday mornings and back Friday afternoons.

    Thanks for your advice, I gave his solicitor an ultimatum (threatened to pull out and rent it instead/move back in) and we've finally exchanged with completion due for Friday. :T
