£379k a bit pricey I thought, but then I realised I recognised the property. It had been on the market with Foxtons Scum at £285k (sold for £272,500 in March - thanks houseprices.co.uk) having been bought at auction for £215k at the end of last year (Barnard Marcus auctions).

Quite quick way to make 100k before tax, if anyone is crazy enough to go for it!

    Nice flat in a nice area, close to the tube. Looks like they have spent spent a lot on it.

    Maybe it used to be a derelict dump, and has been brought back into use.

    What exactly is your point? There is a house price forum for such discussions.

    Caveat Emptor.

    If anyone is prepared to pay this sum then clearly they haven't performed their due diligence and probably deserve to get burnt.

    The information as you have discovered is available to those that are prepared to look for it.

    I think the seller is flying a kite and it could be priced that high for any number of reasons such as part of a divorce settlement that one party does not want to settle.

    Much of the bubble economics (up till 08) of the last decade or so can be attributed in part to this and more importantly lenders actually lending money on these figures. Which explains that this will only ever sell at this price to a cash buyer. Any lender would have it correctly valued prior to offering a mortgage product upon it.
  • Before running horse gets his knickers in a twist, I better explain that the point of the post was that it was fairly easy for me to dig around about a property and found out the story behind it.

    The fact is that too many people are paying too much for property as they don't know how or cannot be bothered to do a bit of investigation first.

    Rightmove should make the rightmove plus facility (the one estate agents have access to) available to the general public so that everyone has a fair chance of estimating the true value of a property.

    Feel free to move this to the house prices forum if necessary.

    That's a really stupid place to put the hob/extractor. The hob alone is super daft as it stops that space being used as a breakfast bar. And the extractor just cuts the room in half and looks pig ugly.

    I can't help thinking publishing personal financial information is a charter for snoops and stalkers. Why should my neighbour, workmate, ex, relatives, or worst enemy know how much I paid for my house? It's none of their business.
