Boundary query

My property is separated from the neighbours by a narrow passageway (between the 2 garages) which allows access to the rear of both our properties.
We are wanting to put a fence between the two driveways and were looking at the deeds this evening to find the dividing line.
The conveyance document of when the house was built shows a definite line straight down the middle of the passageway which continues down the driveway.
However, the recent land registry document which is an electronic document now shows the line running tight against my garage which gives the impression the passageway belongs totally to the adjoining house.
Which document is correct? There has been no changes to either property i.e. extension etc.
Many thanks.

If it's anything like the Land Registry boundary plan for my house the line is drawn with a thick felt pen which would be about four feet wide if it was scaled up to full size. It isn't particularly accurate and I think it says as much on the plan itself.0

Is there anything written in the deeds about it?
I've got a similar set up, and I own the passageway, but next door have a right of use to it, so I can't stop them walking down it.Here I go again on my own....0 -
You need to check the wording of the deeds, not just the map, and also download the land registry info for the neighbours as well. It is quite possible that one of you owns the passageway and the other has right of way over it (like Becles). If not - you need to sort it out with the neighbours as amicably as possible , and get the documents amended, otherwise it is bound to crop up as an issue if/when you come to sell.
How long ago were the houses built ?0 -
Thank you.
The houses were built in the late 1960s.
I bought the house 4 years ago and nothing untoward was picked up at that point.
Documents I hold show quite a detailed history of the land and houses and on all the "handwritten/drawn" documents the passageway is clearly shown with a equal line drawn down it. It is only the most recent land registry document that shows the red line now hugging the side of my garage and running down the driveway.
The landlord of the property was speaking to me last week and he was of the mind that the passageway is shared and he is the sort of person who would have gone over his documents with a fine tooth comb and not someone who would want to give the small amount of land we are talking about - the passageway is barely 4ft wide so its not the end of the world.
Looking at the old drawings it would seem this has happened with all the properties. Lines which previously neatly ran between the passageways now seem to have attached themselves to the garages!
If I was to send copies of the documents to the land registry would they be able to clarify?0 -
Lines on maps mean virtually nothing - you have to check the wording on the deeds.0

Who logged the information at the land registry?Warning: This forum may contain nuts.0

If you put up a fence then surely neither of you could have car access to your garages?0

There is a 3 car width driveway leading up to the garages, the fence will go in line with the passageway so not in front of the garages.
I have read the deeds and it doesnt say anything about the passageway.
There is no reference to it anywhere as far as I can see.
I am assuming the original builders logged the information with the land registry?0
