If anything, I'd be more inclined to trust a small local independent EA than a big chain (well, less inclined to distrust, then). With a small agency, the staff will have more of a stake in how well the business does, and will know that such a business lives or dies by its reputation in the local area.
They are not a huge chain have around 5 offices all within the local towns, I just meant they are not a one office agent kind of operation0 -

There's sneaky and then there's downright dishonest and fraudulent. Sneaky is part of the game, what this one did was illegal. It's called 'obtaining money under false pretenses'. She's masquerading as an EA, taking money for providing a service as an EA and then completely fabricating the work she does. I'd nail her a$$ to the wall, or have her manager do it. Either way, I'd stand there and watch
Calm down......I can see nowhere in the OP's post that says any money has changed hands. It may be dishonest and deceitful but hardly fraudulent!My home is usually the House Buying, Renting and Selling Forum where I can be found trying to (sometimes unsucessfully) prove that not all Estate Agents are crooks. With 20 years experience of Sales/Lettings and having bought and sold many of my own properties I've usually got something to sayIgnore......check!0 -

Can I just clarify... you say 'they' and 'their' - but I think you're saying it in relation to one person. There weren't two of them by any chance, were there? Just checking...
If alone, it's probably just a lazy EA who's looking for excuses to go sit in his car, get out of doing something in the office, have an extended lunch break, or just not work for a while.

EA Commission? The money hasnt yet changed hands, true, but there is an expectation that money will change hands. In the meantime, the vendor is being strung along by an EA who clearly doesnt know her job, or, who is outright acting fraudulently. The bottom line is that the EA isnt selling your house out of the goodness of their hearts, they are selling it for a fee. Since you are bound to pay the fee as specified in the contract, then they are bound to market your property correctly.Debt Free! Long road, but we did it
