help with loan

currently i have a 20k loan at 490pm over the next 4 years, i am wanting to get a mortgage, the house value is 98500 but i am going to offer 95000, would a lender allow me to put my loan together with my mortgage? an adviser said he could get me 135000 at 750pm over 35 years, is this a good deal

I did wonder why you wanted to borrow 135 when the house was on offer for 98 (assuming it didnt need a lot of work doing to it).0
