hi i am looking for a 125% mortgage for a first time buyer, i have been offered 135000 over 35 years at a rate of 750pm, does this sound good, this price has conme from a mortgage adviser, do u know of any good companies to offer this? also the house i am looking at is worth 98500, but i want to offer 95000

What rate is that deal and did it come from a whole of market advisor? I assume its interest only rather than repayment as well?
As far as the offer goes, there is no harm in offering 95 and seeing what the seller says. Depends how many people are after the house, what they want for it, etc.0
