quick questions about my home insurance.

I have a 3 bed terrace in london. I have converted the loft into an extra room but its one of those that u dont need planning for (was done years ago)

How do i know how much cover I need for buildings insurance?
How many bedrooms should I show?
Where Can I find out year my house was built?

If the loft conversion is a bedroom, say 4.
Some policies are rated according to how many bedrooms there are so it is better to be honest about it rather than have it queried if you need to make a claim.

Age of house will be shown in the surveyors report for your house - as will the ERBC - Estimated Rebuilding Cost.
If the ERBC is old, have a look at the ABI website. www.abi.org.uk from memory. They have a rebuilding cost calculator.

If the loft is not a full conversion and does not comply with building regs then as far as I'm aware it can not be classed as bedroom or another room it can only be classed as attic space. Building insurance is based on the rebuild cost not how much the property is worth so it probably wouldn't make a lot of different.
