The numbers dont quite add up from the OP but it seems:

    Full kitchen replacement value: £22,000
    Damage caused: £10,000

Kitchen no longer made so cannot just replace the £10,000 of damaged units/ tiles etc. Offer of a 50:50 split on the remainder of the kitchen

    Insurer pays:
    Damage: £10,000 - £250 xs = £9,750
    50% Contribution: £6,000
    Total insurer payment: £15,750

    PH pays:
    XS: £250
    50% Contribution: £6,000
    Total PH payment: £6,250

    PH gets full new kitchen.
