Advice needed on adopting land please.

The land registry should know who owns it and what it can be used for.
If the land is registered it will show ownership but there's no way the Land Registry would know anything at all about its use!
Be aware that contacting the builders to ask permission could be interpreted as admitting their title to the land and if they have a record of that call they might argue later that you were using the land with their permission which could be enough to defeat an adverse possession claim.RICHARD WEBSTER

Rang the Land Registry today who are sending me the paperwork to do a search on who owns the land. £5 to do the search and luckily we found the map in DH paperwork from when he bought the house so we have copied that and will send that in. Will see what comes back. The lady was lovely on the phone.0

You can do the LR search online without any forms or other paperwork and as far as i know it's also only £4 online.If you feel my comments are helpful then I'd love it if you 'Thanked' me!

Without wanting to put a stick in the spokes of this (i think it sounds great, love the garden idea) what do you know about the quality of the land, ie previous use?

I had not thought of that. I would say it was ok as the house builders were originally going to build large detached houses but the demand was for semi's so they swapped their plans. The catch was they were only allowed to build so many. The land is right next to two houses so if it was contaminated it would have shown up on their searches I would have thought??? As far back as I can remember the land was just the garden of an old building and has not had anything on for the past 40 yrs to my reckoning but you are right it is better to be safe than sorry so will check this out first xx0
