    I don't know the area, but the house itself looks very nice :)

    Only two houses on that street have ever sold for more than £75k though, and both of those were at the peak of the market in 2006-07. Asking £90k-odd for it is a tad optimistic of the vendors.

    I'd go in at £70k myself, and expect to be laughed off by the sellers - the property hasn't been on the market very long so reality will not have set in yet. After your initial bid leave it a few weeks for them to stew over the lack of viewings, and then go back in at say £75k max.

    AAAAAAAAAAgh!

    I'm sorry OP, but I find these threads (of which there are loads!) really annoying. How on earth can a random reader of a forum advise you on what a reasonable offer on a property is? They don't know the area, the region, the schools, the work prospects, transport links, bought and sold prices, market in that area, etc. The only thing they can do, is do as the other posters have done for you - research! The info is all out there (location/schools/work/past sold prices/price drops etc etc etc).

    I'm afraid I always read these posts as 'I can't be bothered to do any research or donkey work myself to find the answer to this. Will you do it for me instead'.

    And before anyone accuses me of being unhelpful...The ways and means of finding out the relevant information has all been posted again and again ad infinitum (some of it by me), so if you do not know how to research a propertys probable value, then the info on how to do so is all included in this forum if you use the search button.

    One of the main points of these forums is to share information and offer advice to people who come asking for it. Not everybody knows about property bee or how to look up the land registry's record of sold prices. Just because you are familiar with the issues and they have been discussed here before, doesn't mean that new posters can't ask about them. They can't search the forums for the information if they don't know what they are looking for.

    There was really no need for such a rude and unhelpful post.

    The point is the OP did not ask about those things though. They asked what would be a fair offer on a house that any reader would have absolutely no idea of unless they lived in that area and had been researching it themselves. Therefore, the only way a reader could reply would be to do that research themselves and give their answer as you did yourself! If the OP had asked, 'what is the best way to determine what a reasonable offer is to make on any given property', or 'what is the best way to research house prices in a given area to ascertain what a reasonable offer would be', then that would be different.

    Your answer poppy gave no indication of where or how you got that information, therefore the OP (and any other person posting) would be non the wiser as to how to gauge an offer on a property would they?

    I still maintain the way the OP was worded (and lot's of similar ones) gave the impression of, 'can you do this research for me and give me the answer because it will save me having to do it'. Now that may well not have been the case (sorry OP!), but that's the way posts like this and similar ones come accross.

    Also with regard to your last sentence, you don't have to know anything specific to type 'fair offer' or something similar into the search bar

    70K and see where it gets you - depends on your circumstances.
    Mine's on at offers above £185k so I've set a bottom line - not that it will stop a cheeky offer below that.

    Quite easily when the OP provides a rightmove link to the exact house! Some of us have time on our hands to look out prices paid in the street etc... and do a little investigative work!

    It's the "how much shall I offer?" threads when they don't provide any details of the property that are the annoying ones, as THEN you need to be psychic!

    No, I am not perfect, but yes I do judge people on their use of basic English language. If you didn't know the above, then learn it! (If English is your second language, then you are forgiven!)
