Charges on leaving a Rental Property. Question.

Hi All, Long time lurker here.

I have recently managed to get on the property ladder, yay, and moved from the house i have rented for 3 years.

We have got to the point of what they want to charge me for and some of it is ok, Full house spring clean, cooker/fridge freezer. Which comes to around £120, they also want to charge me £180 to have the carpets cleaned.

Now I don’t mind putting some money towards have the carpets done but they have been marked since I moved in and this was noted on the check in inventory.

When I did the check out I noticed they did not have the inventory I signed one of the ones that we got to fill in when we looked around.

I am disputing the carpets and they have asked if they can see a copy of my filled in inventory from check in.

So what I really want to know is where I stand with the fact that they do not have a signed inventory.

Do not get me wrong in that I fully intend to pay £120 for the house clean and offer maybe £50 towards the carpets but they really never been that nice except 1 which is still perfect.

I look forward to any help i get.

P.S I pretty much managed a shoes off, no smoking, no pets and hoover each week house hold.

    If there's no established check in inventory they cannot prove that you damaged anything and thus cannot charge you for anything.

    I would dispute all their proposed deductions.

    They can't actually charge you for anything unless there is a significant difference between when you moved in and when you leave.

    As you've lived there for 3yrs they also have to take "FAIR WEAR & TEAR" into consideration.

    If the house was not spotless when you moved in, then they can't expect you to pay for it to be done now.

    Did you complete an inventory when you moved in?

    I worked for a Glasgow Letting Agency for over 7yrs.

    I did complete an inventory when i moved in and took it back to the letting agents office and signed it and left it with them. (I still have my copy, not signed though)

    They have since lost it.

    I would suggest that you "lose" your copy as well. :D
