How Much To Offer On £120000 PROPERTY

we are about to make an offer on a property that has an asking price of £120000.We are FTB and have covered everything such as deposit and have an agreement in principle.
We live in the midlands,leicester and the postcode for the location of the property is LE4 2ED to be precise.
We would need advice on how much realistically this property is worth so we are not overpaying.
We will really appreciate suggestions as we are very inexperienced.

It looks like it's not been on for very long:

If it's the one on marwood road it looks overpriced. Wouldn't even put an offer in. Could probably find something better for less.0

Why don't you work out what you can afford, compare what you can afford to offer to what similar properties have recently sold for and then make an offer based on those facts. Otherwise you may as well pick a number out of thin air.

Looks overpriced to me. You can do much better in the immediate area. Widen your search on Rightmove.0

Based on the principles that its far easier to raise an offer than it is to reduce it and that its polite to actually answer the question thats asked rather than a different one.
I would start somewhere around the 105k mark and see what happens.
But this is based on nothing more than the asking price.0
