It all sounds a bit fishy to me. Two offers, despite the house being advertised as sold?
You stated that you are already at the top of your budget, so you can't really afford to offer more anyway. Is this correct? If so, you should definitely start looking around elsewhere, preferably asking this particular agent show you some others in a similar range! Perhaps the other offers will disappear once the agent realises you are not going to offer more.
I like Palmists idea too. You will find out whether the other offers are real or not if you show the agent you won't be fooled!0 -
Very few Eas are likely to risk a sale after the survey has been done by a buyer in a proceedable position.
Even if the OP had been asked to up their offer by 10k (which they haven't yet) the average increase in the office income is likely to be £150/200. - Average negotiator in a mid range office would be on 5-10% of that. Are they likely to risk the sale for £7.50 - £20!
If other offers come in tends to be just when you don;t want them - Most agents would rather sell another house than the same one twice!
I would also say the it is a buyers market in some areas but a sellers in others - depends on lots of factors - not least where in the country you are.0 -
Thank you all for your replies, we've made a list of things to talk about with the EAs tomorrow. First thing we are ringing the surveyors to find out exactly what they mean about having something replaced in the roof and then we're straight on the phone to our roofer to come out and quote the work.
We've decided that we aren't going to go any higher and we're definitely letting them stew over the weekend, exactly what they did to us last weekend!
We're just so peeved, because every other house is your normal 3 bed semi and this is so different yet ticks all our boxes and I know there's nothing else comparable in the area.0 -

Hmmm yes we did :think: However if they think we'd ever have a life on the ridiculously high mortgage we were offered they're having a laugh :rotfl:0 -
I would call the EA's bluff. Tell them you will not be raising your offer, in fact you may have to decrease it and that you have another property you are looking at.
If the new offers are not genuine then I expect the EA's will be back to you sharpish.Find out who you are and do that on purpose (thanks to Owain Wyn Jones quoting Dolly Parton)0 -

I've said it before and I'll say it again. It is unethical to entertain further offers on a property that you've agreed a sale, and the buyer has in good faith spent money based on this agreement. Legal, but unethical. And not everyone acts this way - on a number of occasions when we called up to view houses, we were told a sale had been agreed and they would let us know if it fell through - no one tried to get us to gazump.0
