Separate "Renting and Landlords" forum area?

It struck me that this part of the forum deals with two somewhat distinct areas: "buying and selling" and "renting and landlord issues"
Of course there's some overlap, but would it be better to deal with them separately on the forum or do things work great as they are, no need to change?

I think that if the mods do decide to split the forum, it would be better split as "England & Wales", "Scotland" and "NI" than as "buying and selling" and "renting and landlord".
Sometimes threads will go on for a few pages before somebody realises the OP is in Scotland and has been given advice based on English law.0 -

I'd like to see a separate "Detached House" forum so people with detached houses have no need to mix with the hoi polloi.0
