legal meaning right of road or way

Legal Meaning

We have seen a house we would love to buy
From a land registry search we have found that on our drive there is access to the next door neighbours garden, however when you look at the title plan the shaded area showing the access is only the width of a walk way.
The title plans state that
“TOGETHER with a right of road or way for the Purchasers and their successors in title and their tenants servants workpeople and others over tha portion of the adjoining property on the west as is coloured brown on the said plan”

my question is does this mean that they have access from a vehicle or just on foot as no where in this does it state vehicle????

    I think it means that if they can find a vehicle small enough to fit on the coloured area they can use it with a vehicle.

    A vehicle could be a motorbike, moped, invalid carriage, bubble car.

    If the neighbour's house is registered at the Land Registry, it would be worth buying the title deeds. A right of way is sometimes described more clearly in the dominant property deeds than the servient ones.

    i actually bought a copy of the title deeds for the other house as the house we want doesnt have anything online!

    Then I would ask to see what's on the deeds of the house you are interested in.

    Also ask on https://www.gardenlaw.co.uk/phpBB2/viewforum.php?f=8. There are some professionals on there who will give you the letter of the law.
