    But the contracts are not signed therefore can be amended and includes room for negotiation when things like this happen.

    My boiler broke down 5 months after I moved into a house, and when I googled the boiler and did some simple checks I worked out what the problem was likely to be for that boiler- a new PCB. I found a new one on ebay with delivery for £85 and got a qualified friend to fit it. Saved me £££ and had no problems since.

    They're basically buying a second hand boiler. If they say you have to foot all the bill, etc, can you get a second hand one? Do they even sell them? Are they legal?! If so, worth looking into as there's no way you should have to put a brand new one in at your own expense.

    I suppose I'd accept that I had to pay half but not undertake any of the works myself. Definitely get two more quotes first.

    All this depends on your ethics and what info you've already provided in the Sellers checklist.

    When we bought the seller advised that a British Gas check had been carried out in the last 12 months and heating was in working order. When we moved in BG visited for their service check, imeediately condemned the boiler confirming out wasn't capable of working and they had never visited the property. Radiators were bodged onto two seperate loops one of which was empty as a hidden away radiator had rotted through.

    Tried for a couple of weeks for some redress but had a weak solicitor and eventually realised that the seller was skint (£20k negative equity) and depressed.

    An expensive lesson of buying a house in summer (when the heating wasn't needed anyway) but at least we got the system that we wanted sorted quickly rather than a potentially inefficient system plodding along for years

    I would have a word with the buyers or their agent asap and explain the situation. Not everyone is out for what they can get - they will be fully aware the boiler was old and they are planning on refurbishing that room anyway.

    You never know - they might be nice people with good ethics who will explain they were going to rip it out and replace it anyway and let the issue go.

    That would seriously be what I would do if it were me buying.

    I would be willing to gamble that if they brought BG in they would say they couldn't fix it and a new boiler is required.
