    I wouldn't give a cash buyer any discount either. Okay so the sale wouldn't fall through because of funding problems but a cash buyer is just as likely to change their mind and maybe even more likely to try on the last minute discount negotiations as anyone else is and drop out at any time.

    A vendor still has to pay estate agent and solicitors fees whoever buys their house whether the money comes from a bank etc. or joe bloggs off the street so there is no benefit to them whatsoever as far as I can see, except for if they need a quick sale.

    Might also make a difference with a builder of new houses. My BIL bought one for cash in under a week. The builder needed to get it into that years sales figures (big chain). He had offered price 3 times and been turned down but they came to him and said it's yours if you can do it in a week. He paid about 60k less on a 320k house than the builder sold the other 2 for.
    June challenge £100 a day £3161.63 plus £350 vouchers plus £108.37 food/shopping saving

    July challenge £50 a day. £ 1682.50/1550

    October challenge £100 a day. £385/£3100

    To me a cash buyer might get £1000 off, for the reduced hassle, but no more than that. The £1000 would be in the form of the same agreed price as I would give to a mortgaged buyer, but with £1000 off for meeting a date and perhaps other conditions.

    If I was paying £1,200pcm toward a mortgage and had someone view that wasn't in a position to proceed/needed to sell their own property/didn't have an AIP, and then had a cash buyer that could proceed quickly came along, then of course the cash buyer could get a discount. I'm not going to cut off my nose to spite my face. If the cash is sitting in a savings account and he can complete in one month, fantastic. If I have to wait 2-3-+ months for someone to sell/complete chain/mortgage in place(plus associated risks), paying £1,200pcm a month towards my mortgage...
  • This thread is full of people that dont need to sell. If the Op is looking to gain an advantage from having cash, he should look for a vendor who really needs to get a sale.

    A day or 2 ago someone asked about webuyanyhouse.com. Parasites like this company only exist because desperate people do exist.

    My advice to the OP is to bide your time. There is no rush. The longer your money is in the bank and the longer prices continue to slide, the greater your overall buying power.

    At some point you will find a deal that you are happy with. It might be one where the price has been heavily discounted, or it may just be a house that suits you much than anything else youve seen.
