Renting with LHA

Some will want to have sight of payslips and bank statements to satisfy themselves that the prospective tenant can afford the rent.0

Having gone through this process just two months ago, always start with i get some HB (which is quite often true as most houses you may a lil yourself for anyway)
But if its a letting agent, they will (usually) need a guarentor who will be credit checked as will you. Our checks cost £300 even before we moved in! plus £675 deposit + £575 first months rent and then £200 doggy deposit (although shes worth it!)
Its expensive plus we may need to move after our 12 tenancy ends - but thats private renting for ya!
It can be done with HB you gotta phone everywhere tho
(also it can take ages for the HB to be set up again, and we were told that they dont backdate anymore)]0 -
Yes when I got my previous tenancy I had to provide 3 months of payslips.I used to suffer from lack of motivation.... now I just can't be arsed.

I dont agree with this either. Many landlords do find out their tenants are on HB-quite often HB will confirm to the l/l the outcome of any HB claim, certainly in my area that is the case.
I think its always best to be honest in these situations,to avoid difficulties later on.0 -
As they should be, since the T is the claimant and the in turn the LL has a contract with the T
Agreed, (although the money used to fulfill the contract is coming from a third party) but I think you will also agree that since the introduction of direct payment's, the has been a big increase in the number of LL's not willing to rent to LHA tenant'sANURADHA KOIRALA ??? go on throw it in google.0 -
Mmmm, it's going to be difficult to do a credit check on me since I've been living in Greece for the last 18 years - although I do have a translated 'Overseas Police Check - don't know if this will be of any use. And I've never had a pay slip here although I've been working legally all these years!
My parents would be willing to act as guarantors, though. I didn't realise that you had to pay for credit checks - surely the LL would foot the bill for this?
Gawd, sounds like I'm going to run into loads of problems:(0 -
