would moderness of bedroom make you rent a flat?

İ am a prospective landlord and looking to make some improvements on my 'ex' home that i am going to rent out.
İts a decent flat in a good location but its not cutting edge modern-its 'clean' but the agent who has viewed it suggests i only need to update the bedrooms!-the current cupboards are painted and circa 1970 -the handles have been modernised!
would it make any difference to you choosing a flat --the bedroom furniture(myself i cant imagine it)-thanks

    I'd base my decision on location and price. I'd be more concerned with decor than if I was buying the place. If I really didn't like it, I wouldn't rent the place. (Something modern might fall under that sort of "marmite" love it or hate it description.) If there were two places I liked equally convenient, then I guess the final decision would be on the decor... I think clean rather than modern is the way to go myself though.

    its clean and i am going to do the decor and recarpet throughout but this agent seems to be pre-occupied with the bedrooms!!-they are well designed and do the function they are built for.--i am going for the base level of the recommended rental rate for a flat of its type so no aiming for the high end.

    It definitely would to me. I wouldn't want to rent a flat where the bedroom furniture was dated. Saying that, I would rather pay an extra few quid to have a nice bedroom.

    Get to Ikea and do it on the cheap, it will make a LOT of difference.

    It would for me too. Renting means you have to put up with what is already there and for that reason I will only choose things that are easy to live with. I would (and did when we were renting a few years back) opt for a new build or something newly renovated.

    Some people don't necessarily have a choice and they have to go with their budget but if there was a choice of two at the same price, most people are going to pick the one with new things.

    the agent has said if i 'do it up' completely i can earn about 850 as opposed to 750 but would probably cost me thousands to acheive that extra 100.
    i have lived in this flat happily for 7 years and it has never occured to me that the bedrooms needed changing--be interesting to see what quote he comes up with and what is planned-he is sending a man in to draw up plans!

    I'm in the opposite camp to the other posters - the two flats I've stayed in long-term had older decor (one was about 30 years old!) but they were clean and dry and warm and that was the main thing. Because of the old decor the price was cheaper than other, more modern flats in the same area.

    Frankly, I'll put up with old decor and carpets for cheaper rent!

    For me it would entirely depend on how long I had to live there. If I was only planning to stay for 6 months (for whatever reason) then I'd go for cheap and wouldn't care about the decor etc.

    However, if my intention was to stay for the long-term (more than a year) then I'd probably want something that didn't depress me everytime I got home!

    In your shoes, I wouldn't spend thousands if it won't get you better or longer-term tenants!

    Show us some photos. The agent may be letting his personal taste influence his advice.

    i am not actually in the country to take photos at the moment- i live abroad. İts a good neutral flat -he gives those values as comfortably acheivable--i liked it enough to live in it!! i upgraded the heating system, decor and put in a seperate shower cubicle as modernisation during the time i have had it.
    its in a great location for young professionals but isnt really suited to families so long staying is not really in the nature of lets!-bournemouth centre is a transient letting market!

    I would offer it as it is initially. If you don't get any takers or get negative feedback, think about redoing the bedrooms.

    If I was renting, I'd rather have an extra £100 in my pocket each week than revamped bedrooms.
