house selling fees

im looking to sell up fairly soon ,its not something ive ever done so can someone give me an idea of the things i need to do and the fees involved.
ive read about an energy report but do i get that or is it part of what the EA does?

    Ask several agents in your area to give you a quote. Some agents will throw in the EPC as part of their percentage on securing a sale.

    we have made a start at decluttering-sold a load of stuff at 2 car boot sales one more should see the last of the decluttering.
    ive made a list of diy jobs to do.
