knocking down internal walls

hi all,

i am in the process of purchasing a end of terrace house in Dagenham and would like to know the best way to knock a internal wall within the house. Would I need to asking for planning permission from the council or can I just do it?

The wall itself is within the kitchen and living room on the ground floor - making it an open space. The upstairs has walls on top of this wall that separates the bedrooms.

If I ask for permission from Barking & Dagenham council what exactly would I need to show them? What is the general process of getting this completed?

Any help or advise would be greatly appreciated.

Knocking it down is the easy part, big hammer or kango and the jobs done.

Much harder is arranging something to stop the wall above landing on your head.

Probably one for someone that’s done it before

You do not need Planning Permisson, you need Building Control permission. This is to ensure that the building remains safe and complies with Building Regulations. Barking & Dagenham Building Control

You have to submit plans showing what work you will do and how it complies with Building Regulations. If you need to put in steel beams to support the walls above you will need calculations to show the beam has been sized correctly. The steel fabricator often does these for you, or you may need a calculations certificate from an architect or structural engineer.
