Building Regs question

Hi all

We've started the process of extending our house (semi) sideways. Quite a few people on our street have already have extended (to the boundary, flush against front)

Speaking to a council planner and they've changed the regs now so that extension has be 800mm from boundary and first floor set back 1m.

Does anyone have past experience of compromising with planning depts? We're considering 600mm to boundary and maybe 500mm set back on the 1st floor.

    Past precedent is irrelevant, so what your neighbours have done in the past does not matter. They have to apply the policy as it currently stands, which may be more or less stringent than in the past.
    This is not a building control issue, it's a planning issue. If PP is required you should not have started the work before obtaining permission. BC is a separate department with a separate process-nothing to do with planning.

    Thanks for the reply. No work has been started; we've only just started on the drawings. Adhering to their regs will put a dent in what we want to do :(

    Previous house (semi) extension they asked the same, but managed to get them to compromise with a change of roof style. Apparently to avoid "terraced effect". Might be worth chatting out solutions, found our council quite approachable.

    building control is all about safety issues, its not the local planning dept.
    BC is making sure you dont kill yourself. or others.
