Coal Authority Claim

Well if the house was sold without any work being carried out then u could say there is no proof any work was done, which in turn means you can answer no to the question about subsidence(if u look at it from a diff angle) You are worrying far to much!Hi, we’ve had to remove your signature. Maybe, advice from colleagues is they just don't declare the remedial work but funnily enough that's not really a route I want to go down. It might be that no work has been carried out but money has been paid out somewhere along the line.
It's now 4 weeks since the searches were returned and this was revealed and the house purchase is going nowhere until solicitor has more information regardless of whether I think it'll all be fine.0 -
Don't create a rod for your own back.I've bought quite a lot of places in coal areas. It could be a case that you don't find anything else. Do you mind me asking which town the house is in?Hi, we’ve had to remove your signature. House is in Hucknall
It's the solicitor that won't proceed without further info, I'm not making a fuss about something where the solicitor is happy to proceed0 -
I seem to remember posts about areas like this where the Coal Board made payments to every house in the street with no evidence of problems in individual houses, presumably in return for indemnity against future claims. If this is the case it could be that there never has been a problem or remedial work in this house.0

The neighbouring properties have all had works carried out, it wasn't just payments made as indemnity against future claims.0

Well vendors are both out the country it seems, no idea how long for. Solicitor is now saying we can proceed without the schedule of works but we may have to provide one when we want to sell the property.
So at the moment it seems we have 3 options
a) Proceed anyway although I'm not sure how far we can proceed if vendors are uncontactable anyway so not sure this will speed anything up
b) Pay for coal authority schedule of works ourselves ~£150
c) Wait for vendors to reappear and see if they will provide/pay for schedule of works0 -
I would go for option cHi, we’ve had to remove your signature. If you’re not sure why please read the forum rules or email the forum team if you’re still unsure - MSE ForumTeam0

Finally got the report today, compensation was paid totalling around 2,800 pounds but works were not carried out at that time. Works described was all 'cosmetic' stuff, re-plastering, taking off light switches, putting them back on etc.
I don't really know where this leaves the insurance side of things...0 -
