My part exchange experience so far

Here is my experience of my part exchange....
We were going to put our house on the market so done the usual and tarted the place up and spent over £500 getting walls plastered and the rest. Then we went to see about the part exchange as I wanted to try and sell the house ourselves.
We told them what we wanted for our house. It was that figure or we couldnt do it. We knew at this point that we were in a bad position as we our negotiating position was changed drastically. The sales person told us so. She said that if we sold it ourselves then she could offer things tossed in with the house but with the part exchange she couldnt.
Had estate agents round and they valued the place at £80-85k. Part exchange figure came back as £80k as long as the home report was ok. Surveyor came and out and was a rude dude to say the least! Wasnt too pleasant to my wife! So he done his survey and left.
He got in touch with the part exchange manager and told her that there was a problem with my flat roof and my main roof. That was it. There was a problem! Nothing else! She tried to ask him what the problem was and he wasnt for telling her. We then had to get roofers to come out and give us quotes for repairs to our roof. But we couldnt tell them what was wrong with it?! Both came back and said we needed a new flat roof and 2 tiles on our main roof. Both couldnt believe he had picked us up on the main roof.
Gave the quote to the part exchange woman and she passed it to the surveyor. He valued our house at £78k. So we got a call from the part exchange woman saying that it was valued at £78k. At this point my wife feared the worst as we did really need the full £80k so we could buy stuff for the new house. But to our surprise she told us we could get the full £78k and leave the roofs as they were, or we could pay and get them fixed and they would still give us the £80k! We can get the roofs fixed for £500-600 so was no real contest.
Wife went and signed for house today. I just wanted to share the full story as we were at a loose end during the proccess as we couldnt find out much info on what to do when things went bad. It doesnt always mean things fall apart and they will come and go with you.
All in this process has taken 2 weeks. It would have been shorter time wise but the estate agents were busy and couldnt come out for a few days. For us the part exchange has worked (so far) and we have had a relativley stress free time and it has moved really quickly.
