Time to get on land registry

Hi,
I purchased my property a couple of months back, and am currently living in the property how long does it take to register my details on http://www.landregisteronline.gov.uk as it is still showing the previous owners on the record :eek: . Is this something I should chase up with my solicitors or does it generally take a while ?

Absolutely! Your conveyance solicitor should have already made the registry application as part of their role. This is part of the fees they charge normally labelled Disbursements (ie things they've had to pay out to other agencies/bodies).
It's a simple process and I presume there is no dispute with your solicitor's performance and that their fees have already been settled in full (normally removed as part of completion process.
Chase them up definitely. The land registry is not very forthcoming (and expensive) for mere mortals to deal with directly but that's not the point anyway - your sol should have had this wrapped up AND will have received a copy of the new title. Before closing your case, they should have noticed that the title document was outstanding.Integrity is a dying art!:p0 -
It does say on one of their webpages that info can take months to be updates. Try one of their subscriber sites like houseprices.co.uk, they are usually a lot quicker; generally the end of the month following the month when you completed.I'm a Forum Ambassador on the housing, mortgages & student money saving boards. the land registry are free to deal with - ring them up - they have always given me exceedingly good service - they are there to help members of the public as well as deal with solicitors. Deed titles take some months to get up dated on LR site - next door to me was sold on 15th September, but has only just now appeared on https://www.nethouseprices.co.uk (you can put a search on and you will be emailed directly the post code you are looking for appears). ALL the sites which give you free house price info get their info from the land registry.
It is almost 100% certain that your solicitor has registered the change of title ownership with the LR, (ie that you do have legal ownership) but, that the LR has not updated their records. They only do so every few months, not every time they enter a new transaction.0 -
We've been getting completed registrations back quite quickly (within a couple of weeks of completion now we can send the SDLT submission recept instead of waitiing for the certificate from the IR) BUT it depends on who the previous owners' mortgage was with. In my experience the NatWest, Barclays, HSBC, Mortgage Express, Intelligent Finance and any other peasanty lender take forever to provide a DS1. We are also having problems with the Halifax remembering to send the END to the Land Registry at the minute. Its usually a waste of time sending the AP1 without the DS1 if the aforementioned lenders haven't sent the DS1.
If your solicitor doesn't use the online Stamp Duty system then it can take up to 6 weeks for the SDLT certificate to be sent to them and the LR don't like you sending the AP1 if you don't have all the paperwork.0 -
You should have had the property transferred into your name by now. As soon as Land Registry have processed your paperwork, it will show up on the land registry search. I presume your house was not subject to first registration - these cases can take ages to complete. I would chase your solicitor up. They have a tendancy of 'losing' documentation or 'forgetting' to do things when they have made a mistake and don't want to own up to it (they rarely own up to mistakes).0

MegS how long have you been sending the receipt instead of waiting for the certificate, think I will mention that to my boss when I go in tomorrow. I deal mostly with the Peterborough Land Registry and they have been quite picky lately, it would definitly spead things up a bit if I didn't have to wait for the certificate.0

Since middle November/beginning December, sorry to be so vague but time seems to pass by so fast nowadays lol. Had a bit of trouble originally as the Inland Revenue sent us an e-mail saying we could now send the submission receipts but nobody told the Land Registry. They finally acknowledged this after a couple of weeks. Think this only applies if you use the online Stamp Duty service.0
