Estate Agent Nightmare

Hi

Just come on to rant as im getting annoyed. We submitted forms on tuesday to rent a house. I was told they would be sent for refrencing etc which we payed £120 for. It's now Friday and have still heard nothing back. We have had no contact to say anything is wrong and when I email or ring the estate agent I either get told they ring back or its still processing. Does anyone know how long it takes usely? Are credit is fine and im paying 6months rent up front. And the down side is we need be moved from our current place by next Sunday :(.

    Credit-checks and referencing can take up to a week, maybe longer, so I think that you're being a little impatient. If you're confident that your credit-record is fine I don't understand why you're paying so much rent in advance.

    I work full time and my total wages just missed out on their limit of what you need to be earning before needing a gurantor. Instead of waiting for them to also do the checks etc on a gurantor as well I agreed to pay the 6 months rent upfront. Just worried as are current lease means we need be out by next Sunday.

    Your not being impatient the letting agent is just s**t!
    Once they have your money they couldn't care less how long things take and for the record it doesn't take a week to check references there's such a thing as email / telephones now, they’ve been around for a while i believe!

    Ask the agent what is the exact status of your application and what are they waiting on that's what you pay them for. I really can't understand why they're still in business. LA's are just a non essential middleman these days that sole aim is to rip people off!

    Are the Letting agency carrying out their own references or do they employ a third party reference company? You will know this as you have filled out the forms.

    Call the agent and ask them exactly what they are waiting back on?

    Credit checking is done instantly.

    Work references are done as quickly as yours/or gaurantors employer sends necessary forms back.

    Previous Landlord (if you had one) - can take longer.

    This is all baring in mind that LA has actually sent all referencing paperwork out

    To save confusion.., LAs can do the credit/reference checking themselves and obviously that can be done in minutes. They can however pay a referencing agency (usually about £25 believe it or not lol) and that can take a week.

    Also delays could be due to a delay in the previous landlord filling in the forms if a referencing agency used. This is something I experienced.., then the agency took two days to forward the report to the landlord. So with me it took a week.
