    I tend to agree. Further insight into how these people print money...I managed to speak to the person who is assigned to this case at Touchstone. She confirmed that they would take 4 weeks to report back to the lender on whether they recommend a receiver being appointed. I asked when they wouldn't recommend being appointed receiver and she said if the property were vacant of the tenant were the family of the landlord. She now knows that. But no suggestion that she would go back to the lender any faster. I guess they need to justify their fee! Then, in terms of being appointed receiver....another few weeks....during that time they'll look at the tenancy agreement, the property value, the amount in default etc etc..... So it could easily take till September for them to issue an S21 giving us 4 months or more in the property.

    Of course there is a tiny possibilty that someone with a brain shortcuts the process and issues the S21 and then I'll kick myself at not taking the property found today...

    However, seeing the standard and speed of those involved to date....that seems very unlikely.

    You haven't received a S21 Notice yet, so I'd be inclined to sit tight and look for another suitable property at your leisure rather than rushing to take this current one. I'd also be inclined to not pay anyone any rent on the 26th (but to tuck it away somewhere safe) until you are clear about to whom you should be paying it.

    It is nice to see the value of your house going up'' Why ?
    Unless you are planning to sell up and not live anywhere, I can;t see the advantage.
    If you are planning to upsize the new house will cost more.
    If you are planning to downsize your new house will cost more than it should
    If you are trying to buy your first house its almost impossible.

    Do you have home contents insurance? If so, you may have legal cover with this policy that will cover you for legal advice. The insurer will have a legal advice number you can call and you will be put in touch with a solicitor who will be able to do all the legal stuff for you in this situation.

    As you are not totally sure who you should be paying rent to, I would open a savings account and put the rent into that. Contact both the landlord and lender by recorded post stating that this is what you will be doing until the issue of who should be paid is sorted. If the landlord objects to this, there will be a record of the solicitor in court stating that the money should be paid to the lender and that you are holding the money on behalf of the lender until they are in a position to be able to receive it.
