House now valued at £13K less!!!!

  • Well this October we had our house valued by three estate agents. Two said we might squeeze £250,000 max and one said we would max at £235,000. I had done my homework comparing the % price rises in the area over the 6 years we had owned the house on various websites and felt we could break stamp duty level and achieve £275,000.

    Anyway all 3 said no way- you are crazy! But interestingly were happy to have us on the books at 1% commision multi-agency. The EA who said max £235,000 had someone for us first, the next day after signing up and the following day the couple returned for a second visit and offered full price!

    The moral of the story- EA's can get it wrong?!

    What do you guys think?

    That's precisely my point, Skim. 150 can't be the market value because it didn't sell for that. In a rising market, I'm sure that if you'd waited long enough, you would have got 150 for it. Then that would have been the market value, at the time you sold it.

    Are you saying that their is no such thing as below market value?
