Hello,
we are in the process of purchasing a new house and have received our structural survey. The house itself is okay but there are a few bits and pieces he recommends that we do and i was wondering if based on experience what costs you would expect to pay for things:

- Electrics are outdated and probably need to be updated and possibly rewired
- Boiler and pipes will need to replaced (which we knew already)
- gutters will need to be replaced at some point
- soil drain appears to be blocked and will need attention

thats very true
its a 3 bed semi! we knew it needed a LOT of work cos the chap who lives there at the moment hasn't done anything for a good 10 years but want to get some rough ideas on it all

Had a price for a complete re-wire on a 2 bed house in the west midlands area and that was £4000 for the full specification i wanted, but yours will be more due to size. A full re-wire needs a special sign off which will be needed to then re-sell the house. Plug and sockets are cheap, good ones come from brands like MK and cost any where from £4-£20 depending on the socket / switch you need (see screfix). A consumer unit (the bit with all the fuses in) are actually quite cheap i got a 16 way one from MK (was called a MK sentry) for £70. The biggest cost is ultimately down to the labor element and will depend on how much needs doing. Normal sparkys in my area are £25 to £30 an hour and i was told my re-wire would take about a week for two guys.
Remember though a re-wire will undoubtedly need wall chasing out etc so expect further money for plastering to hide it all.
Boiler wise is it a combi or water? Some energy companies are doing good deals on them at the moment so shop about with them maybe?
Rest no idea but check screw fix for pricing on guttering

Thanks for that its really useful. The boiler isn't a combi boiler but ultimately it is something we would like to get fitted. I will check out the energy suppliers to see what deals they have available0

i'll start with cheapest for u:- boiler- read this mse guide and try to get warm front grant http://www.moneysavingexpert.com/family/grant-grabbing

- electrics- buy parts ebay etc. full house order so should get discount. get quote not by hour but for full work. check spraky certificate / registration. get include that u must get all certificates before payment.
