I think it depends to be honest! My flat has sold within 4 weeks (moving out at the end of the month), but the house i'm buying has been on the market for almost a year.
I offered no price reduction on mine, it has sold at home report (surveyors) valuation. House I'm buying....... buying it for 20k less than the surveyors valuation. They've reduced the price several times since it went on the market.
Having said that, my flat was valued at a similar price to flats that are very similar, but in much poorer positions in my area, and with no parking. The house we're buying has 2 identical houses on the same street for sale, so i guess that's driving the price down.
Also, these properties are within a 30 minute drive of each other.0
