Mortgage Payment Protection Insurance

Hi all,

Today I received a letter from a company called Refresh who say that my husband and I purchased a mortgage PPI in 2007. They say we paid a one-off premium which was added to the mortgage. I had absolutely no idea that we had this insurance (I have always checked loans etc for many years and crossed off any PPI and refused to pay for it). I have two questions:-

The letter names CHL Mortgages, but my mortgage was, and still is, with Chelsea Building Society. The paperwork from Chelsea clearly states that mortgage protection is not arranged through them. How do I find out who this insurance is with?

I wish to claim but without using Refresh, however, earlier this year my husband unfortunately passed away, can I still claim by myself?

    It doesnt really matter too much who the insurance is with, its who sold it to you.

    Did you go through a broker to get the Chelsea mortgage? if so they probably sold you the single premium PPI themselves, so complain to them.

    I would avoid refresh, if they claim to have your details, how did they obtain them? probably something dodgy.

    Thank you for that - so is the broker CHL Mortgages (who refresh quoted in their letter?) - I have no paperwork whatsoever from them only from the Chelsea.....

    As this sort of information is not in the public domain, how is it that Refresh know you have single premium MPPI yet you do not?

    Have they stolen your data or are they trying to make a fraudulent complaint?
    The paperwork from Chelsea clearly states that mortgage protection is not arranged through them. How do I find out who this insurance is with?

    The broker. However, you can tell if you had single premium MPPI by looking at the amount you borrowed. If it was £x thousands of pounds more than you wanted to borrow then you had it. If you did not borrow any more then you dont have single premium PPI.

    Do note that there are a number of dodgy claims companies out there encouraging people to make fake complaints. The FOS publications this month highlight some and my compliance company reckon around 1/3rd of complaints currently received dont have the product being complained about.

    No, Chelsea BS are the lender and they dont do single premium PPI. Who did you approach for the mortgage, the Chelsea directly or a broker? In fact, did you even take PPI?

    These refresh monkeys may just be trying it on by telling you you had PPI, incase you did.

    That was my question - is the Broker 'CHL Mortgages' (no connection to Chelsea BS) - who Refresh have named in their letter.

    I know that we would have used a broker but I cannot remember who - maybe I could ring the Chelsea and ask them? I don't have any paperwork other than that from the Chelsea.

    So it could be a scam then? I may never have had MPPI (it WOULD surprise me if I did - unless they said that we couldn't have that particular mortgage without it - which would still surprise me as I had excellent Death in Service/Critical Illness cover from work at the time).

    I will ring the Chelsea..

    Hi, just to add to this that if you did have MPPI (or knew of it should I say) then when you husband passed away surely it would have covered you or him if the mortgage was in joint names? Just a thought?? some single premium PPI's attached to secured loans for instance cover you loan for death of one of you. It would mostly be the larger wage earner but can be different I think. I would first check this out TBH?

    CHL mortgages is Capital Home Loans Ltd, Admiral House, Harlington Way, Fleet, Hampshire GU51 4YA, so this is your broker.

    They are still authorised by FSA.

    What I expect has happened, an ex staff member of CHL has taken names and addresses of customers and gone to work for a Claims Management Company or sold it to them. I'm come across a few former mortgage brokers have turned to claims management. Ironic really.

    Check whether this "Refresh" company's letter says it is regulated by the Ministry of Justice.

    Yes, their letter says they are (CRM number 19869). Refresh is Refresh My Credit or RCM.

    Interestingly, I have rung Chelsea who could only tell me who the solicitors were who did the conveyancing. So I have rung the solicitors and they are looking into who the brokers were.

    I then thought I would ring CHL Mortgages (remember, they have been actually named in the letter as my mortgage provider). Anyway, they have no records on my postcode, surname, first line of address..........I gave them the details of RCM (I didn't tell them about the letter that I'd had until after they failed to find any record of dealing with us).

    If I hear back from the solicitors then I will let you know.
