Hi,
I have just purchased a new house which included all built in appliances so before moving sold all my previous ones.
Now after completing on Friday I have found the fridge freezer isnt cooling properly and the washer dryer doesnt work.
Do I have any rights to some kind of compensation? If they had told me prior to completion I would have kept hold of my old appliances.

Did you ask (and get an answer in writing) that the appliances were in working condition?
If yes, you will likely have recourse. If not, then unfortunately I don't see how you would.
It's a shame and I would also be very annoyed, but I don't think the vendor has a duty to disclose if an included appliance is not working (though they do have a duty to answer specific questions honestly to the best of their knowledge).0 -

I got a listing of what is included in the sale, I took that they are included to mean they at least work!0 -

I don't know if there's any "legal" recourse whereby you are entitled, but if it were me I would definitely contact the vendors, either directly or via their solicitor. No doubt you would be charged if you went through the solicitor/conveyancer that handled your purchase.
Personally I would ask the vendors to contribute half the cost of replacing the items on a "like for like" basis.

Or a 2nd hand house with 2nd hand appliances?
If the former, yes they'll be under guarantee.
If the latter, were they descibed as 'in good condition' or similar? If not, they'd be sold 'as seen'.0
