Buying to let to students - but where?

suggestions please. I can afford up to £100,000. I hear in Nottingham, there are more houses than students. I live in London, can't afford anything there!

There are going to be less students, paying more in fees, with some Unis closing and a lot of Unis building custom-built hi-tech blocks.

Buy one close to home - they are a management intensive investment.
Also agree with the above poster with regards to future student numbers. But also consider the competition - the likes of Unite, Opal and Mansion Group are really stealing market share from the smaller landlords - students are getting very picky!0 -

I was going to suggest somewhere like Lancaster myself. If there are going to be fewer students overall and if the remaining students are looking for value in return for their tuition fees, the universities with better reputations will be better placed to survive. So, look at university league tables and see which of the top 10-20 unis are in areas where houses will be relatively cheap.
I don't know what LUSU's service is like, but from their website they will lease properties from landlords (so your tenant would be LUSU, and the rent you agree with them will be paid from LUSU guaranteed). I'm sure landlords pay a premium for this sort of managed service, but if you're living at the other end of the country it will be essential to have a reliable agent to deal with day-to-day problems so a deal like this would be worth investigating.
Whatever you do, be sure to take time to research your legal obligations (and best practice) as a landlord.0
