    Sadly not. We received three quotes from local proper solicitors' firms, all in the same ballpark, and none of them cheap. We are paying a good amount. If we weren't, I'd be a bit more forgiving! :)

    and you have an atual 'solicitor' acting for you, as even solicitor firms employ non-qualifieds, because they can make more profit out of your fee, but dumbing down?

    Please don't think I'm tarnishing everyone with the same brush. I'm talking about my conveyancer specifically. The solicitor on the other side has been fantastic and has basically done everything he can the same day. The agent has also been excellent and regularly calls me with updates. I just seem to have the bad luck to pick a slightly more "relaxed" professional... only a 'professional' if a solicitor or legal executive, but I know what you are saying

    I think it boils down to poor communication. If she sent me a two-line email once a week saying she was waiting for x from x person, which should be resolved by x date, but if not she would give them a call - I would be a happy bunny. Heck, I just want to know she's still alive and not forgotten us ;)

    that is the problem with onveyancing, we have over 50 clients at any time, so silence means she cannot do anything...but if the other lawyer is doign things same day, why is your lawyer aiting still, sounds like seller and agent are not doing what they are meant to?

    Yes, she's a proper solicitor, they don't sub out to underlings. I do wonder if I might have been better off with an underling who was keen and didn't think she was too important to pick up the phone and do some errand boy work.

    I do appreciate your replies Timmyt, it is helpful to get the perspective of someone on the other side. It's enlightening to know a conveyancer has that many cases going on at once (50? I didn't realise) and does make me feel less irritated about the lack of communication. You're right that it is the emotions talking, and basically I should probably relax and let things happen. I just don't understand why everyone isn't as super excited as getting my house bought as me ;)

    timmy t - you seem to imply that as long as someone who is purchasing a conveyancing service is: paying over the odds;
    has had the sense to ensure that a solicitor will have conduct of the matter; and, has the direct telephone number and email of said solicitor, that everything in the garden will be rosy.

    It doesn't always happen like this, and whilst i agree that there are things you can do to ensure the process goes as smoothly as possible, you cannot guarantee that all solicitors engaged on the basis that you outline are efficient, effective and thorough.

    more rosey newbie, indeed, I see it all the time. 1000 deals a year as my research, year after year.

    dont use me, heck I never tout, but listen to the pointers and your chances of ending up posting a tale of woe will be drastically cut.

    there will always be exceptions. kind of obvious when making generalisations to help people get a better service.

    hope you dont get a duff conveyancer.

    I try and avoid chasing my solicitor up, although do tend to call once a week to see if there's any news.
